Tucked within the mature tropical landscape of Fort Lauderdale’s Riverside Park, Selva House is a boutique pre-construction development comprising two three-story, fee-simple residences. Located at 728 and 730 SW 15th Avenue, the project pairs a distinctly architectural approach with the privacy of single-family living, minutes from Downtown Fort Lauderdale and Fort Lauderdale Beach. Selva House is exclusively listed with ONE Sotheby’s International Realty | The Seidlin Drum Group.

Selva House marks the debut of OUTTELIER, a boutique residential and hospitality design and development firm founded by Estefanía Mayorga of Stephanie J. Toothaker, Esq., P.A. and Alessandro Pupillo of PALMA + Partners. Drawing on their respective careers in land use and development strategy, and architecture, Estefanía and Alessandro established OUTTELIER around a design-led development process that considers the creative and strategic dimensions of a project together from its earliest stages. Selva House serves as the first expression of that philosophy, bringing site planning, architecture, interiors and the residential experience under a singular development vision, supported by a curated group of collaborators across design, art and craft.

Architecture & Design

Selva House is rooted in tropical brutalism, pairing the material honesty of European béton brut with an architectural response specific to South Florida’s climate and landscape. Its defining material is cast-in-place concrete, left exposed so that structure, material and architectural expression become one.

Rather than imposing itself on the property, the architecture responds to the landscape that has matured on the site over time. A compact footprint allows the building to rise through the vegetation before extending outward through generous cantilevers and overhangs. Deep shaded terraces respond to the region’s light and heat, while expansive glazing and open-air transitions strengthen the relationship between indoors and out.

Inside, restrained concrete volumes create a neutral canvas for materials, furnishings and objects, allowing individual expression to coexist with the architectural identity of the residences.

The Residences

With two exclusive residences available, Selva House offers a rare opportunity to own design and inhabit a highly curated piece of architecture shaped by clarity, restraint and permanence.

Each residence features five bedrooms, five bathrooms and 3,250 SF of interior living space. Residence A includes approximately 3,118 SF of exterior space, for approximately 6,368 SF total, while the corner-lot Residence B includes approximately 3,758 SF of exterior space, for approximately 7,008 SF total.

The project’s intimate scale and pre-construction offering create an opportunity for a more personalized and collaborative design experience. Future residents can work with OUTTELIER and its design collaborators to personalize the interiors around their own way of living while preserving the architectural framework of Selva House. Through these collaborations, buyers can explore materiality, furnishings, collectible design, art and bespoke elements, allowing each residence to develop its own identity and atmosphere within the broader design language of the project.

Each home incorporates private amenities into the residential experience, including a gated entrance and driveway, two-car carport, swimming pool and lush outdoor living spaces, premium European kitchen with Miele appliances, wellness room and home gym, home office, listening room and en-suite terraces. The third level is anchored by a hotel-inspired primary suite and wraparound terrace with summer kitchen.

Riverside Park

Selva House is situated in Riverside Park, an established residential neighborhood along Fort Lauderdale’s New River, characterized by mature vegetation, tree-lined streets and a relaxed residential character.

The neighborhood offers proximity to the Riverwalk, marinas, cafés and cultural attractions while remaining closely connected to Downtown Fort Lauderdale and Fort Lauderdale Beach. This balance between residential seclusion and urban connectivity informed the project from its inception, with the architecture conceived to engage Riverside Park’s existing landscape and established scale.
